I want to do business in Las Vegas and the executive suite centers want me to fill out a rental application with my social security number and give them a copy of my driver's license. With identity theft rampant in our Country, do I have to give out my personal information?

Executive suites want you to fill out an application and provide a copy of your identification because they want to know who they are leasing to and, remember this, you will have access to their multi-million dollar building with their equipment so they have every right to ask for your personal information.   You can refuse to provide information, but it sends a “red flag” to the center and they can refuse to lease to you.  You are not necessarily wrong in not wanting to just hand over your private and personal information; check out the center first and see if they are legitimate in Las Vegas.  Call or go on line to Clark County Business License or if they are in Henderson, call or go on line to City of Henderson Business License.  Executive Suite centers have to be licensed to do business in the State of Nevada, therefore, you should feel comfortable with any licensed center.  More later…………………

I am new to Las Vegas, Nevada and have a high profile business and want to get my name out there but I have a limited budget right now and want to "get my feet wet", what do you suggest?

I want to lease an executive suite, but they are making me use their phone system, phone lines, long distance, etc. Why can't I bring my own phone lines in?

Well, think of it this way.  The executive suites are turnkey and ready to move into and because they provide the phone system, numbers, instruments, voice mail, etc., they can have you in business immediately for one affordable price.  You can keep your existing numbers, you just need to remote call forward them through your local carrier to the center  Also, because you are using their system, you  will have to use their long distance too (unless you call from your cell phone or use a phone card).  Are executive suites trying to make money?  Of course, just like any other business, executive suites charge for their services, but remember, they are there to help your business succeed.  If you want a professionally run executive suite and you are ready to be in business, then an executive suite center is the right choice for you.  If you are looking for a small space that allows you to bring in your own lines and/or do your own thing, then you will need to explore your options in a different way.  More later………

I am "restructuring" my business and need a fast and easy short term Las Vegas Executive Suite. How can I get started?

Executive suites are actually designed for the short term user and provide all of the amenities that one would need in a more traditional office space.    The first step is to type Las Vegas Executive Suites into your search engine and review a few of the executive suite centers and what they include with their leases.  Don’t get overwhelmed and choose too many — a good 3 or 4 choices is standard.  Once you have reviewed your choices, go take a look at the suites to determine if they are in a good location and how they operate.  Most centers will offer a 3 month minimum lease term and if you sign a longer lease, like 6 months or one year, some offer a rental discount or even free rent.  It’s a good way to “get your feet wet” and not be stuck with a long term solution.  They can set you up immediately and you can get your business under way.  If you decide that everything is going great and you need to expand, you can take another suite or look into the traditional space option.  Just keep in mind that executive suites save you all of that overhead cost because they provide the receptionist, phone system, internet, conference rooms, and much more!   More later……………..

What is the best way to handle a problem I might be having at my Las Vegas Executive Suite? I don't want to move

The best way to handle a problem is to contact either the Leasing Manager or Facilities Manager and address the situation as soon as possible.  Don’t let it fester because you will be miserable and your request may come off as disrespectful and “heated” instead of businesslike.  The center is there to assist you with your business needs and most executive suite centers have on-site staff who are prompt in attending to those needs, so don’t be afraid to ask for help!  If it’s an after hours emergency, centers will display an emergency number on the front door, so call the number for assistance.    If this gets you nowhere, you can write a letter demanding that any issues be addressed immediately so that you have proof in writing that you asked for help – hopefully it won’t come to that!

I want to get a Las Vegas executive suite, but I have heard "horror stories" about centers getting you in and then after the initial lease term, raising or even doubling rents. I don't want to move from location to location so how can I protect my business interests and not feel like I am getting "cheated"?

Ahhhhhh, believe it or not, this does happen with some centers.  You see a great ad for a luxury executive suite  for say only “$650 per month for a 3 month and no security deposit — move in now!”.    Wow!  you go visit the center and it looks great and it is what they say it is, everthing seems to be in line and before you know it, you have signed a 3 month lease and  everything is great and you are doing well, then all of a sudden you get a notice that your rent will increase to $900 per month after the initial 3 month period (sometimes it is even “hidden” in the lease). 

You need to make sure you are “protected”.  Because of the market, centers are creating ads to get you into the door.  While this is a common practice, you want to make sure of some things before signing any lease.  First, ask them if the rent will increase after the initial term and if so, how much.  Most centers do an annual increase of say $35 to $50 per month or so, but some centers do an increase after the intial term of 3 month or 6 months and sometimes it can be hundreds!   You can ask them to put a rental “cap” on your lease agreement; most centers will do this, but if they do not, then you have to ask yourself if it is worth doing business there.  Also if you feel comfortable enough, do a longer term lease like 6 months or 1 year and you will be locked into that great rate for a longer period.  You can always negotiate a renewal, but do so before you sign anything so that you are not shocked or surprised!

Some “corporate or nationally owned” executive suites will think nothing of selling their center and the new Landlord will usually want to make money and will increase the rents.  Although this is not a smart business move on their part and they stand to lose tenants, they will expect a certain return for their investment.  It actually might be a good idea to look into doing business with a privately owned center or one that doesn’t have alot of turnover.  Also, don’t be afraid to ask existing tenants if they like the suites and if they are happy with their services.  Ask the management pertinent questions about the lease, rents and terms and you will not be disappointed.
