Executive Office Suites are a Popular Solution for Businesses in Las Vegas

I have looked at alot of Las Vegas executive suites and I am very confused, please help!!

It’s easy to get overwhelmed when looking at executive suite choices.  Remember, the “way” you office is just as important as the location where you office or the price.    You need to check out not only the center, but the management and staff (are they knowledgeble about executive suites and is the center established?).  It’s not simply getting an office, it is getting valuable service for your monthly rent payment.  It’s best to narrow your choices to 2 or 3; maybe get something close to your home so that your commute is easier; or, if you travel around the entire Valley, get something that is centrally located.  The best way to find out a good location and choice is to go on line through your search engine and type in “Las Vegas Executive Suites”.  Usually the top 10 choices are there on the first page and they have been rated highly and any one of them will be a good choice for you.  You just need to decide what you can and cannot live without for your office needs.  Do you want a location that’s easy to find for your clients, do you want covered parking, do you want to be close to the Airport or Strip, do you want a professional image.  All of these things need to be considered as well as the price.  You might be surprised; sometimes the “cheapest” office is not the best choice, but the best office might be able to work with you and come within your budget.  Also, always ask what’s included in the monthly rent payment.  You might find an office for $600 per month, but you might have to pay extra for internet, phone answering, utilities, signage, etc. and before you know it, the price is $850!  Just be careful in making your final choice, but compare apples to apples.  You won’t get the same price for a Class “A” suite as a Class “B” or “C” space.  More later…….

I have a professional business and want to be in a nice upgraded Las Vegas executive suite with professional businesses. How can I find a center that doesn't allow "unseemly" businesses?

Well as you may or may not be aware, centers cannot discriminate against anyone; however, they do require that a rental application be filled out and a copy of their driver’s license be produced.  “Unseemly” companies will not want to provide information because they probably do not have a credit history and  any reputable center will  not lease space to them unless they provide a good credit rating.  I suggest that you choose Class “A” space and visit the centers to see what companies are there and how they run the business.  They will be a little more costly, but will probably have a better clientel base that doesn’t mind paying a little more for premium space.  More later………….

I just signed a lease agreement for a Las Vegas Executive Suite and now find out my company wants me to relocate to another State immediately; how can I get out of the lease agreement?

Well, different executive suite centers each have their own way of doing things.  What kind of lease did you sign?  Was it long term or short term?  The best thing to do is to go to the leasing manager and plead your case.  Maybe since you just signed it, they will just cancel the deal, but they might want some kind of damages, like $250 or something.  If you have been there for a couple of weeks, you will probably lose your security deposit and have to pay for the time you were there or possibly pay their minimum lease term of 3 months.  If that doesn’t work, you may need to ask your corporate office if they will pay the costs since they are the ones relocating you.  People are reasonable, but you have to ask and not just assume because it could damage your credit history if you don’t move forward.  More later………..

I bring my little dog with me everywhere I go and want to get an executive suite, do you know of any that allow animals in the suites?

I personally do not know of suites in town that allow animals.  You may need to contact a few and ask.  If you don’t let the dog roam around and clean up after it if it makes a mess and keep it from disturbing other tenants, then someone will probably be willing to work with you.  Alot of people are taking their pets everywhere they go nowadays.  More later……

What are the pros and cons of being in a newer or older Las Vegas Executive Suite center?

Well, we get that question alot.  People might think you have an “older” building, but what does “older” really mean — 5 years, 7 years?  What most consumers don’t realize is that some of the centers that have been in business for a while have the experience, expertise and technology that some of the newer centers may not.  Just because you open an executive suite doesn’t mean you know how to “run it” properly.  Because of the downturn in the market, alot of owners have vacant space and they think “oh I will just start an executive suite — it can’t be that hard!”  It is hard!  You have to be experienced and know what the market calls for and how to treat and manage your tenants.  You can’t just  sign them up and never see them again — it’s a hands on business all the time.  You need to have fast service, preferably on-site management and keep the center looking ship shape at all times.  Also, you have to be careful because alot of new executive suites will start up and then either sell out or close down because they got into something they couldn’t handle; you are displaced and have to look yet again for a place to do business.  I have seen it happen time and time again; there is alot to be said about an established center.

Conversely, it is nice to be in a new building with new equipment, decor, business machines, etc.  Everyone likes new stuff and the best in technology;  just make sure that the staff is experienced and will take care of your business needs.  Choosing an executive suite is about doing your homework — you get what you pay for.  Someone down the street might be less expensive or newer, or better located; you need to really look at the “whole picture” and see what will work for your business.  More later……..

I am concerned about identity theft and want to get a Las Vegas executive suite. Most of them require that I give them my information, including my social security number. Since Las Vegas has a reputation of being a "transient" town, is it safe and what do centers do with the rental applications?

Well, I don’t know about every center, but Viewpointe Executive Suites requires every potential tenant to fill out a rental application because the owner wants to know who has a key to his multi-million dollar building.    While you do have to be careful and do your homework on the executive suite center, you also need to understand that, as with any type of lease (i.e. apartments, cars, etc.), they require all of your critical information.   Viewpointe Executive Suite leases are stored in a locked fire file cabinet and the application goes with the lease file.  At no time can anyone just come in and look in the file cabinet to get information.  When I leave my office, I lock the door behind me AT ALL TIMES and lock the file cabinets when I leave at night.   Be on your guard, but don’t be paranoid just because you want to do business in Nevada.  We have Acts that protect the consumer just as with any other state.  In fact, we are even more conservative because we are considered a “transient” state.  So go ahead and move forward with your suite and be successful  in your business!  More later……..
