Executive Suites have been around for 20 Years, but they are just gaining new momentum in the market
Believe it or not, executive suites have been around for 20 years! Real Estate Services Group was one of the first companies to start executive suites in Las Vegas back in 1987 and that same parent company now runs Viewpointe Executive Suites, a premier executive suite center located in the southeast part of Las Vegas.
It is important when looking into getting a suite that you not only look at location, but whether the business is established with an experienced staff. There are several executive suite centers that have been in business for years and keep up with the times and technology. New executive suites are popping up everywhere and it can be a successful venture if you know how to run a center. With the market taking a downturn, alot of businesses are downsizing or restructuring and the executive suites can be a nice transition for the short term until the business is back on its feet and can do a larger traditional space on a longer lease. I have had so many people come by and view our building and want to see the “cheapest” office we have and expect to find a luxury executive suite for around $350 to $400 per month. What some individuals do not realize or understand is that executive suites are not like “traditional” office space that runs anywhere from $1.85 to $2.60 per square foot (which is what they are used to). Alot of businesses are “downsizing” and when they get into pricing of executive suites, they are stunned to find that they run so much more per square foot. Executive suites include many amenities such as phone lines answered by a professional receptionist, furniture, internet, conference rooms, utilities, janitorial and so much more that you had to pay extra for in your traditional space. The best part is, you do not have to sign a long term lease (usually only 3 month minimum!). An executive suite will run anywhere from $4.00 per square foot up to $11.00 per square foot for a luxury, Class A turnkey suite, so you will not find bargain basement pricing! People need to educate themselves with regard to executive suites and be realistic in their expectations, even in this downturn in the market. Alot of executive suite centers will work with you on pricing, but don’t expect the $1.85 to $2.60 per square foot thing, it’s just not there! More later………….

I just need about a 45 to 60 day lease until my building is done; how come executive suites make you sign a "term" lease agreement?
Most executive suite centers have a minimum lease term (most of them are 3 month minimums) because they obviously do not want a “transient” theme running throughout their center. If people are moving in and out every month, it doesn’t look good for business. Some executive suites will work with you, but you will have to pay a premium rent and you will not receive incentives for your move-in. Executive suites are designed for both temporary and long term tenancy, but also remember by the time they set up everything , you are already about ready to move out! A 3 month lease term shouldn’t be a problem for any professional business. If you are that temporary, you might want to consider just doing a virtual office or address plan and not “move-in” at all, this saves you hundreds of dollars and you still have a professional business address to use. Well, centrally located can mean alot of locations in town. What you probably really need is access to the Interstates for easy travel around the City. I suggest that you go one line and type Las Vegas Executive Suites Close to I-215 or Las Vegas Executive Suites Close to I-15 and view the choices that come up; these locations will probably afford you the easiest and fastest way to get around town. Do I have to obtain liability insurance if I just have a virtual/corporate identity plan?
The liability insurance is for actual office space and covers accidents within that office (i.e. one of your clients hurts themselves badly while in your office and requires medical attention). You don’t have to obtain it otherwise. More later…….
