Choosing a good executive suite location in Las Vegas for my business

For businesses that are out of town and want to either re-locate or expand  into the Las Vegas market, it’s difficult to know where to start in finding the perfect location. The first step is to make a list of what you want (i.e. close to Airport or Strip, pricing, services needed, etc.) and then check out office space on-line by typing in something like “Las Vegas Executive Suites” or “Office Space in Las Vegas Close to Airport” into your search engine. Click on different choices, keeping in mind that Las Vegas is a large town, so you need to narrow it down to possibly 3 to 5 locations so that you are not overwhelmed. If you can fly into Las Vegas to take a look at your choices, you can view first hand the surrounding area and determine whether that particular location will work for you. If you are on a time crunch and need to find a location fast and do not have time to come into town, contact the Las Vegas Chamber of Commerce at (702) 735-1616 or Nevada Development Authority (702) 791-000 and they will send you a map of Las Vegas and you can make your choice in the area where you will be doing most of your business. Don’t be afraid to ask the executive suite about their surroundings what tenants are located there. Premier or Class “A” suites will cost a little more, but will have high-end décor, state-of-the-art business machines and phone systems, etc.; Class “B” space will still be in a nice area and provide quality service, but will not have as many of the amenities found in the top of the line office buildings. Remember that executive suites are a good place to start a business because you don’t have to sign a long term lease (some executive suite offices allow you to do as little as a 3 month or 6 month lease).

What’s the difference between “primary space” and an executive suite in Las Vegas?

We get asked this question a lot when people come to our building looking for office space. Why would I get a 200 sq. ft. office for “x amount” when I can go down the street and get 800 sq. ft. for the same price per month? Executive suites are “all inclusive”, and “turnkey” meaning that they are ready to move into with internet access, phone system (phone and fax lines) answered by a live receptionist, conference rooms to use, business center with fax machine and computer hooked up to the internet, kitchen/lounge area, utilities and janitorial paid, common area restrooms and so much more! Also, the tenant can sign as little as a 3 month lease agreement so they are not stuck in a long term lease situation as with primary space. Yes, they are smaller size and cost more per square foot, but the overall costs are much less because you save on overhead (don’t have to hire a secretary, purchase a phone system or pay for utilities) which in the long run could save thousands. Whether someone is downsizing from large square footage or moving up and out of their home office, an executive suite is the perfect solution for their professional business.

To Get More Tenants in this Market – What are Executive Suite Centers Doing?

That’s a very good question. Pretty much anything short of free rent! Centers are willing to work with businesses for a reasonable cost/lease term. If you feel comfortable doing a longer term lease (6 months or 1 year) you can really save a lot more with incentives such as free or reduced rent, free conference room hours, extra phone lines, free covered parking, etc. Always make sure before you sign a lease that the center is established. During these tough times there have been several centers that have had to close their doors without even letting the tenants know what’s going on! Always weigh your options; there are deals out there but you must do your homework!

Don’t Forget That Location is as Important as Affordability!

In this economy businesses are looking to save big time and are choosing to pay as little as possible for rent on an office. While this makes good sense, it’s also very important to be in the right location. Are you surrounded by other professional businesses (i.e. attorneys, CPA’s, real estate professionals, etc.) or are you next to a lot of “entertainment” type companies or bars? Investigate thoroughly because you also need to be in a place where your clients will come to see you. Is it easy to find, is there plenty of parking?

Many large offices are downsizing and returning to the executive suite centers to help them stay in business and keep costs down. Executive suites are a perfect choice because they provide the “staff”, phone systems, utilities and janitorial as well. It’s important to find a good center that will take care of your business needs as well as being affordable. Make sure to do your research first before you sign.

I’ve noticed more and more executive suites going up in Las Vegas; how do I know which one to choose?

You have seen more executive suites go up because builders and owners of office parks do not know what to do about the economy and their vacant space. They feel that if they turn part of their vacant space into an executive suite center that they can get more per square foot for the cost and make money. Unfortunately with so many centers on line now, it not only creates more vacancies for the already existing and established centers, it does create a “false sense of security” for the brand new center thinking that people will take small space over the larger more traditional spaces and they will eventually be full. Unfortunately with the economy the way it is right now, a lot of people are not willing to pay the cost of even a small affordable executive suite because they do not have disposable income and have to take care of their home life first. Some have elected to work from home but want an office address and conference rooms in which to meet their clients and they will do a virtual office scenario which not only saves them money, but allows them to stay in business during this economic crisis.

It’s hard to know which center to choose with so many of them offering incentives such as free rent, no deposit or huge discounts, but consider at least looking into centers that have been established for a while. It’s nice to have a fresh new state-of-the-art office, but you want to make sure they are managed properly and will be able to stay in business for the long haul. Go on line and see which centers are the top 10 or 15 on the list and that will usually tell you which centers are more established and/or experienced in the executive suite field.
